Here are the market statistics for the Metropolitan Atlanta area through January 2023. Average sales price dipped again, down $10k from the end of the previous month and down a total of $50k from its peak in June 2022. The total number of homes for sales leveled out and is at 2.1 months supply of inventory for the second month in a row. Average days on the market jumped 6 days to 30 days on the market, up 24 days from its record low of 6 days in June 2022. It will be interesting to see how the statistics look as we enter the Spring selling season. There will most likely be more seasonal sellers and from what I can tell the buyers that got out of the market are starting to re-enter with less competition.
